玛格丽特和海伦两姐妹结识了富有而又保守的威尔科斯一家。海伦与保罗·威尔科斯产生了一段短暂的感情后，就选择离开威尔科斯一家，而玛格丽特却与威尔科斯太太建立起了融洽的关系。威尔科斯太太病重死去之前，留下遗嘱将乡村别墅霍华德庄园赠给玛格丽特。亨利·威尔科斯发现了遗嘱并将它隐藏起来。亨利向玛格丽特表达了爱慕之情并向她求婚。玛格丽特也答应了亨利的求婚。

Two sisters, Margaret and Helen, befriend the wealthy and conservative Wilcox family. Helen chooses to leave the Wilcoxes after a brief affair with Paul Wilcox, while Margaret develops a rapport with Mrs. Wilcox. Before Mrs. Wilcox becomes seriously ill and dies, she leaves a will bequeathing the country house, Howards End, to Margaret. Henry Wilcox discovers the will and hides it. Henry expresses his love for Margaret and asks her to marry him. Margaret agrees to Henry's proposal.

Helen leaves the Wilcox household and meets Leonard Bast, a clerk. Although Buster had an unhappy marriage, Helen's intelligence and passion inspired Buster. Later, Buster is fired by his boss, and Helen asks for Henry's help, but Henry discovers that Buster's wife is his past lover, so he refuses Helen's request. Emotionally tormented, Buster spends the night with Helen. The next day Helen leaves for the estate without saying goodbye. After her marriage, Margaret always wanted the two families to be on good terms with each other. She arranges for Helen to come to Howards End for a vacation, only to discover that she is pregnant with Buster's child. The Wilcoxes' oldest son, Charles, finds this unseemly and beats Bast to death when he gets into an argument with him, for which Charles goes to prison. Margaret takes charge of Howards End and lives there with mother and son Henry and Helen, thus fulfilling Mrs. Wilcox's will, and the barriers between their two families disappear.
